mortgage与pledge,前者表示“抵押”，后者则表示“质押”，区别在于：

mortgage以不转移财产的占有向债权人进行担保；

而pledge以转移财产的占有向债权人进行担保。

如房屋抵押，一般都适用mortgage，房屋的占有权仍然归债务人所有，即“以不转移财产的占有向债权人进行担保”
