demise在法律英语中常作动词使用，常见的含义有以上两层。当其表示“出租”“转让”时，常指用来创设可继承地产、终身地产或定期租约地产之行为，且尤其指后者。该词起初指死亡时的转让行为，故它本身就有死亡之意，后扩及一般的转让、出租行为，且包括动产。租约中使用该词表示出租者对标的物享有充分的权利，能保证承租人不受干扰地享受权益。

例 The Tenant shall carry on business as a sole proprietor at the Stall and shall not assign, mortgage, charge, demise, underlet or part with the possession or otherwise dispose of the Stall or any associated interest or right or enter into any agreement so to do.

demise and redemise，意为“相互转让”

是一种财产转让的方式，指对同一块土地或土地附着物，双方当事人互为租赁，例如，甲将财产出租给乙，只收取有名无实的租金，如一粒胡椒籽，意即已具对价 (consideration )，同时，乙将同一财产再出租给甲，租赁期间缩短并收取实际租金。

demise charter，译为“光船租赁合同”
