联合抵押条款(union mortgage clause)是保险单中的条款,规定如果保险人应向被保险不动产的抵押权人支付保险金,那么除了抵押权人、抵押权人的代理人或依抵押权人指令行使请求权的人之外,任何人的作为或不作为不能影响抵押权人就该不动产之损失获得赔偿的权利。例如,附有向抵押权人补偿损失的追加书的火灾保险单中即有联合抵押条款。此条款在保险人和抵押权人之间设立了独立的契约。


为了更好的理解该词,以下是其英文释义:A standard mortgage clause (also called a union mortgage clause) is an insurance provision that covers the mortgage lender but not the borrower for a loss involving the mortgaged property. This clause protects the lender in the event that the borrower intentionally damages the property.
